Gwadar Golf City – Booking Details, Location Map and Plot Prices

Gwadar Golf City is a landmark housing development project in Gwadar Port City by BSM Developers. BSM stands for Bilal Steel Mills, and its owner Malik Bilal Bashir is the CEO of BSM Developers. The company has no known background in housing development, however its CEO is said to be the grandson of Mr. Malik Riaz Hussain; the founder of Bahria Town.

Gwadar Golf City ventures into an upscale housing development in the future commercial Hub of Pakistan which appeals to commoners and investors alike. There is no exact information as to how much area of land is acquired by BSM for this project, but it is claimed to be the biggest housing scheme in Gwadar.

When we look at the NOC details of this project, we come to know that this project was earlier named as Rabia City Gwadar, and its NOC was canceled. However, GDA has now restored its NOC and renamed the society to Gwadar Golf City. Its NOC # is 53/06/HS/GDA(B), that can be verified from GDA.

As you can see the red circled area on Makran Coastal Highway on the attached map image above, that is Mouza Paleri where this housing scheme is planned. The location seems to be a bit off the coast, however the planned road networks and upcoming developments in the neighborhood make it an appealing investment option.

As you can see on the location map given above, Gwadar Golf City lies just next to the cross section of Jinnah Avenue 2 and Makran Coastal Highway. Additionally, It gets through the cross section of Jinnah Avenue 2 and Balochistan Broadway.

  • It is located on main coastal highway in Mouza Paleri
  • It is adjacent to Jinnah Avenue 2
  • It is the only Irrigated Green Area of Gwadar

Master plan map of Gwadar Golf City is still not available, however its name suggests that the society will be built around a large Golf Course. The concept of living around a golf course mainly attracts the upper middle class of Pakistan including overseas Pakistanis and Bahria Town has championed such projects in Pakistan in its housing developments across Pakistan.

Gwadar Golf City is yet to be officially launched by BSM developers, however pre-launch bookings are being offered in the market at very reasonable prices. Residential plots of 5 marla, 8 marla, 10 marla, and 1 kanal are available for booking on first come first served basis. Other residential plot sizes and commercial plots of 5 marla and 8 marla will be put on offer after the official launch of the project.

As you can see in the price list attached above, the society offers 5 marla (125 Sq. Yd.), 8 Marla (200 Sq. Yd.), 10 Marla (250 Sq. Yd.) and 01 Kanal (500 Sq. Yd.) residential plots on 3 years installment plan. Moreover, exclusive deal of 500 SQY and 1000 SQY golf facing plots is also being offered at very reasonable prices on 4 years installment plan.

Booking starts from 30% down payment, and remaining amount is payable in equal monthly or quarterly installments. The prices include just cost of land, while development charges will be applied later.

Gwadar Golf City plots are available for booking on first come first served basis. All Pakistani nationals are eligible to book plots in this scheme.

Following documents are required to apply for booking:

  • Cross Check/Pay Order for Down Payment in Favor of “Gwadar Golf City”
  • Two Passport Size Photographs of Applicant
  • CNIC Copy of Applicant
  • CNIC Copy of Next of Kin

Those who are living in Pakistan can bring the above listed documents and they will be provided the booking form right at the booking desk. Same form will be submitted along with payment and documents to confirm your booking.

Payment account is also given on the form, so you can submit your down payment online in the given account. Send us the payment receipt, 2 passport size photographs, CNIC copies of applicant and next of kin, as well as the filled out booking form via email or courier to confirm your booking.

Gwadar Golf City is an independent housing project of BSM Developers. Regardless of the family relationship of Malik Riaz Hussain with Malik Bilal, there is apparently no presence of Bahria Town in this project. People might think that Bahria Town could be silently partnering with BSM behind the scene, but both companies deny any such involvement.
