DHA Valley Islamabad

DHA Valley Islamabad is a joint venture of DHA Islamabad, Bahria Town Islamabad, and Habib Rafiq (pvt) Limited. The society is meant to provide a luxurious living to average people by developing a secured gated community with parks, commercial shopping places, schools, mosques, hospitals and other utilities of life. Residential plots of 5 marla and 8 marla in each block were provided at a very low price for general public on 3 years installment plan. The project was launched in 2008 and thousands of plots (around 50,000) were allotted to the applicants of this project. Such a large number of allotments later proved to be one of the major blunders on part of Defence Housing Authority.

DHA Valley Islamabad Location

DHA Valley Islamabad is a housing project initiated by Defence Housing Authority in Islamabad just next to DHA Phase 2 Extension on Islamabad Highway. The society is connected with Islamabad Expressway through a six-lane DHA Expressway that covers all major phases of DHA Islamabad. The expressway is under construction at present and expected to be completed within a year or so.

DHA Valley Islamabad Master Plan

The master plan includes the following projects:

  1. DHA Valley Blocks
  2. DHA Valley Overseas Block
  3. DHA Homes
  4. DHA Commercial Avenue

DHA Valley Blocks

DHA Valley Islamabad offered 5 marla and 8 marla residential plots for PKR 6.50 Lac and PKR 8.80 Lac respectively with quarterly installment plan for Pakistani residents.

DHA Valley Overseas Blocks

It also offered plots exclusively to overseas Pakistanis in overseas blocks like Sunflower, Magnolia etc, where overseas Pakistanis booked plots and payment was made in Dollars. Overseas blocks too have 5 and 8 marla residential plots. This venture helped bring good amount of foreign currency into the country.

DHA Homes

DHA homes offered 5 marla and 8 marla residential houses to individuals on quarterly installments. This project was offered to both Pakistani residents and overseas Pakistanis. 5 marla house was priced at 22.99 Lac Rupees while 8 marla house was priced at 41.99 Lac Rupees.

DHA Commercial Avenue

DHA Commercial Avenue offered 4 Marla and 8 Marla commercial plots at PKR 20 Lac and PKR 40 Lac respectively with a quarterly installment payment plan. DHA Valley commercial plots are located on main boulevard of commercial avenue.

Land Issues

The Project has been under immense trouble since its inception due to not having enough land to accommodate all allottees which count to about 50,000 or so. The land reserved for water supply from Daducha DAM to Rawalpindi was included in this project which is still an unresolved issue. Moreover, some villages lying in the land acquired by DHAI are unwilling to leave their homes, so development can’t continue without the area being vacated from villagers, and the society might do so to save its face.

Latest Updates

Recently in December 2013, DHA sent notices to all the defaulter allottees of DHA Valley project who had not paid their due installments for their plots. The defaulters were in thousands, as most of the people thought it a dead investment so they stopped their payments. Some defaulters were those who couldn’t afford installment payments, as they were from the Army and they didn’t have enough savings to pay these installments. DHA gave deadline and extended it 3 times in order to accommodate as many allottees as possible, but the final date arrived on 10th of January after which it took action and cancelled files of all those allottees who had paid less than 4 installments. This strictness reveals that it is taking the project seriously now, and trying to clean up this stigma from its Brand Name. This action has helped it gather enough funds as well as reduce number of allottees who wait for the possession of their plots.

DHA Valley Future

DHA Valley Islamabad seems to have a very bright future from this year onwards. The development work is in full swing and it is expected that the society will announce possession of Bluebell and Rose or Tulip Blocks this year. As soon as the possession is announced in any of the blocks, plot Prices will shoot up by 2 to 3 time as compared with the current prices which are the lowest in any of the DHA project and even less than any other society in that area.

Investment in DHA Valley Islamabad

If you have a small investment budget and you have ample time to wait, you shouldn’t look anywhere else but DHA Valley. This is one of the best long term investment options available in Islamabad.

If we list down the investment options according to highest profit potential without considering any budget constraints, we come down to the following list:

1- Commercial Plots

Commercials always have high profit potential. If we check prices of commercial plots, you will understand that maximum profit rates are still demanded in commercial plots. Current profits on commercial plots range from 10 lacs up to 35 lac rupees while the potential is much higher.

2- DHA Homes

Houses can be considered as second best option for investment. If you compare prices of these homes with those built in bahria town phase 8, you will have clear idea of profit potential in this investment. Minimum double of the profit potential is still to be achieved, and homes is the project which is expected to get earliest possession in dha valley, therefore it can be considered as good medium term investment.

3- Residential Plots

If you have budget constraints, or you want to buy plot for construction of your house in future, you should invest in residential plots. Central area is most appealing for investment as prices in overall dha valley is much lower. Maximum profit is not more than 5 lac rupees in Bluebell Block which is the best block for investment. Other better options could be Rose, Tulip, Daffodils, Oleander, Jasmine, Lilly, Jasmine & Sunflower.

DHA Valley Prices

Estimated prices in DHA Valley Islamabad are as follows:

5 Marla Plots: minimum price=2.50 lac profit, maximum price=7.50 lac profit

8 Marla Plots: minimum price=3.50 lac profit, maximum price=9 lac profit

Note: Minimum estimated price belongs to Iris, Lotus & Levender blocks while maximum price belongs to Bluebell, Rose & Tulip blocks which lie at the entrance point and more development work is done in these blocks. Remaining blocks come in between of these prices, i.e. average profit of 4 lac for 5 marla and 5 lac for 8 marla. There are so many DHA Valley Islamabad Plots for sale in the market that it seems to take a very long time before a stable rise in prices may be realized.
