Where to Invest along Rawalpindi Ring Road

As the mega development project of Rawalpindi Ring Road is nearing its inauguration, many big investors have silently crept into the market hunting for the best real estate deals along its route. Despite many housing projects claiming to have future access through Ring Road, this is the right time to invest in the projects which are going to take maximum advantage of this new access road.

In our previous article on “Best Housing Schemes near Rawalpindi Ring Road“, we had marked exact locations of housing schemes that are going to get advantage from this mega development project. Today, we are going to suggest a few housing projects situated on or along this route that we recommend for investment.

Our suggestion will be based solely on one single aspect, i.e. Location. Since location is the most important factor in real estate that overshadows everything else, you will earn maximum return on your investment in short term solely due to this one single factor.

Following are the highly recommended housing projects for investment along Rawalpindi Ring Road:

  • DHA Phase 3
  • Bahria Town Phase 8 Extension
  • Rudn Enclave
  • Capital Smart City

There are many other housing projects close to this route which we had mentioned in our previous blog, but we are restricting our recommendation to these 4 housing projects which are likely to get you maximum return in short term. 

We will be sharing some important details about each of the above listed housing projects including physical location, development plan, current prices and expected return on investment within a year, so that you can understand each project and decide according to your budget and investment plan.

DHA Phase 3

DHA Phase 3 Islamabad

DHA Phase 3 is one of the biggest phases of Defence Housing Authority which starts from Bahria Town Phase 7 and leads up to Rawat (new pindi scheme). It lies opposite to DHA Phase 2 and is easily accessible through multiple accesses on GT Road.

DHA Phase 3 (Serene City) is a developed and expensive area which lies adjacent to Bahria Town Phase 7 and Garden City, whereas DHA Phase 3 (New Pindi Scheme) is a non-developed and cheaper area which lies near Rawat.

DHA Phase 3 VS Ring Road

Since Rawalpindi Ring Road starts from Radio Pakistan near Rawat, we will certainly choose the new pindi area of DHA Phase 3 for investment despite least development. As prices are comparatively lower in this phase, we can expect relatively higher returns in short term.

DHA Phase 3 (New Pindi) has the following plot sizes:

  • 5 Marla
  • 8 Marla
  • 10 Marla 
  • 1 Kanal

Following are the average prices of each size of residential plots:

  • 5 Marla price is nearly 25 lacs
  • 8 Marla price is nearly 30 lacs
  • 10 Marla price is nearly 45 lacs
  • 1 Kanal price is nearly 70 lacs

Please note that we have given an average price without mentioning any block, so prices may vary according to block. Also please note that DHA Phase 3 (New Pindi) does not have any commercial plot, so investment options include residential plots only.

If we talk about the expected ROI due to location near upcoming Rawalpindi Ring Road, DHA Phase 3 prices are expected to rise by 70% to 100% in next 2 to 3 years. If physical development starts soon, the percentage return can even go up by 150% in comparison to the current prices.

Bahria Town Phase 8 Extension

This is the last block of Bahria Town Phase 8 Rawalpindi, or it may be dubbed as the extended area of Phase 8. This is an important area for investment today due to its excellent location near Rawalpindi Ring Road, and most importantly the lowest prices in entire phase 8.

Bahria Town Phase 8 Extension is one of the cheapest investment options near Rawalpindi Ring Road, but it requires you to pay full amount at the time of purchase, i.e. no installments option. It may not be directly connected to Ring Road, but it will have easier and seamless access through the Adyala Road Interchange.

Despite being non-developed for the past 10 years, this is a recommended investment option mainly due to the brand name of Bahria Town and the expected growth in next one year due to development of Rawalpindi Ring Road project.

Bahria Town Phase 8 Extension has the following plot sizes:

  • 5 Marla
  • 8 Marla
  • 10 Marla
  • 1 Kanal

Following are the average prices of plots:

  • 5 Marla is nearly 12 to 15 lacs
  • 8 Marla is nearly 15 to 17 lacs
  • 10 Marla is nearly 18 to 22 lacs
  • 1 Kanal is nearly 35 to 40 lacs

Please note that Bahria Town Phase 8 Extension does not have any commercial plots, so the investment options include the residential plots only.

If we estimate the percentage return on investment in this area, we can safely predict that plot prices can increase by 100 percent within a year. There may also be a quick spike in prices due to involvement of investors in the short run, so your cost will escalate if you delay your investment decision.

Rudn Enclave

Rudn Enclave is an emerging housing project on Adyala Road Rawalpindi. This housing scheme has an extraordinary location because Rawalpindi Ring Road’s finalized alignment is planned through it, and Adyala Interchange is planned right opposite to its first entrance gate.

As shown above, both alignment plans A & B were planned through Rudn Enclave. Road Alignment B has been finalized recently by RDA, so this housing scheme is getting maximum advantage of its location in terms of land value, ease of access and investment potential.

Rudn Enclave comprises residential plots, commercial plots and farm houses right next to Khasala Dam. It has also launched its “Executive Block” recently in association with NESPAK where residential and commercial plots have been launched at comparatively higher prices, nonetheless, development plan and standards are also much higher.

Rudn Enclave has started development work in its Block A and Executive Block. The society has given the following development completion timelines:

  • Executive Block will be ready for possession by 2 to 3 years
  • A Block will be ready for possession by next 3 years
  • C, D, E and G blocks will be ready for possession by next 4 years

Another advantage of investing in Rudn Enclave is that it is a new housing scheme where you can avail installments option. All property types are being offered on 4 years easy installment plan at very reasonable prices.

  • 1 Kanal Commercial Plots normally cost around 1.20 Crore to 1.50 Crore

Please note that lower price ranges denote old rates and resale options, whereas higher price ranges denote revised or new booking prices.

If we talk about return on investments, Rudn Enclave can give you much higher percentage return due to the fact that it is currently available on easy installments with a nominal down payment. Estimated return on investment can go up by 500 percent in the short term, so this could be your best quick gain investment option with minimum initial investment.

Capital Smart City

Capital Smart City is yet another mega housing project that lies close to the upcoming Rawalpindi Ring Road. It is sponsored by HRL, and it lies along motorway M-2 Islamabad. It is the most rapidly developing housing project in Rawalpindi today because HRL has deployed hundreds of development vehicles, engineers and workers to meet its development targets.

Capital Smart City Ring Road Location

As shown above, Capital Smart City lies at about 3 KM from Rawalpindi Ring Road Interchange on Chakri Road. Therefore, it will not only have direct access from its own Interchange on M-2 Motorway, but also a very convenient access from Ring Road Interchange.

HRL claims to have introduced the smart city concept in Capital Smart City which is going to be the first “Smart, Eco-Friendly, and Self-Sustainable Housing project in Pakistan” with a comprehensive master plan chalked out by Surbana Jurong, Singapore. 

Capital Smart City is also the most expensive housing project on Chakri Road as compared with other housing projects in the neighborhood including Abdullah City, MIVIDA and Blue World City. Despite higher prices, it has rendered good returns to investors, and still there is a room for further price appreciation in future.

As development work is going on in several Overseas and Executive Blocks, and few blocks in Overseas District 1 have been developed for construction of houses, we can expect possessions in remaining blocks of Overseas and Executive District 1 by next 2 years or so.

Please note that, Capital Smart City has very few options left for booking right now. Most of the property types are currently available in resale at different prices.

  • 1 Kanal Residential Plots normally cost around 50 to 65 lacs

Please note that lower prices apply on general block old booking files and higher prices apply on new booking plots on fresh installment plan. Apart from plots, Capital Smart City also offers villas and apartments which are also being offered on 3 to 4 years installment plan.

If we talk about estimated return on investment for new investors, you may get lower return in the short term due to cheaper alternatives in the neighborhood, but prices will ultimately increase with physical developments over time. Considering the current prices and future developments, we can expect an increase of about 50% to 70% by next 2 to 3 years.

Conclusion

There is no doubt about the fact that Rawalpindi Ring Road project is going to have major impact on prices of land along its route. The percentage return on investment can be higher or lower depending on the invested amount and current prices of a certain project, but we can safely make a claim that land prices will go up by more than double by mid 2023 when Rawalpindi Ring Road will be opened for general public.
