For regular transfer, certain documents are required from sellers and buyers; they need to submit complete documents as mentioned below for the process of transfer of residential or commercial plots. Furthermore, both the seller and purchaser need to present at the head office of Top City 1 to complete the transfer process.

Regular Transfer Process

Given below are the steps for both buyers and sellers to complete the transfer process

Documents Required by Seller

First of all, the seller has to present an account statement against their plot. For this purpose, a seller needs to clear all the remaining dues and objections before starting the transfer process.

The following documents will be required from the seller for the Top City 1 file transfer process:

  • Seller needs to acquire and duly fill out the “Seller Application Form” that can be collected from the head office, transfer office, and authorized dealers of Top City 1 Housing Society.
  • Secondly, an affidavit is required from seller, the stamp paper worth a minimum of Rs. 50 should be purchased for this purpose.
  • If applicable, seller needs to submit the previous Stamp Duty collection.
  • Seller also needs to submit the Advance Income Tax (236-C-FBR) if the transfer is between four years of the original purchase. The Advance Income Tax (as per the sale agreement value or FBR whichever is higher) is as follows:
  • Filer: 2%
  • Non-Filer: 7%
  • Seller also needs to withdraw the original allotment letter.
  • Original and Computerized Identity Card and Signature Verification.
  • Lastly, seller must be present personally at transfer office for the completion of transfer process.

Documents Required by Buyer

  • Firstly, the buyer needs to obtain the “Purchaser Application Form” which can be collected from the head office, transfer office, or authorized dealers of the society.
  • 2 latest passport-sized photos.
  • Original Computerized Identity Card and signature verification.
  • Buyer’s undertaking, minimum Rs. 50 stamp paper is to be used for the undertaking.
  • Buyer needs to submit the stamp duty collection (1% of DC value or sales agreement value, whichever is higher) to the Bank of Punjab Rawalpindi (PRA).
  • Advance income tax is also applicable on buyers as per the policy 236k – FBR which is 1% for Filer and 2% for Non-Filer. This tax is to be paid as per FBR prescribed value or Sale Agreement Value, whichever is higher.
  • Buyer also needs to submit the Sale Agreement under section 5cc with a minimum of Rs. 1,200 stamp paper. The format is available at the transfer office or authorized dealers.

Provision of New Allotment Letter

The buyer/new allottee will get a notification in the form of an SMS or call from the transfer office when the new allotment letter is issued.   • Company Registration Certification and NTN is also required by the society.

  • Clients are required to visit the society’s head office for selection before submitting any information or documents.
  • Duly fill out the application form with the correct details.
  • Submit the application form along with all the required documents.

Documents Required for Possession

Customers can apply for the possession of plots in Top City 1 by submitting the following documents at the offices of the society:

  • Duly filled and signed possession application.
  • Statement of Undertaking if required by the society.
  • Copy of latest CNIC.
  • 1 Copy of Allotment Letter.

Steps to Follow for Possession

Follow the following steps to obtain the possession of plots in Top City 1:
