DHA Islamabad has once again launched a limited number of residential plots in River View South Block, with flexible payment options. Those who could not avail the booking of residential plots in the first launch now have a second chance to book their plots from the available options, with a choice of payment plans.
River View South is a part of the extensions of DHA Phase 4, Rawalpindi, along Adyala Road. The first extension, opposite Garden Villas, is called “River View North (RVN)“, and the second extension, near Rawalpindi Ring Road, is called “River View South (RVS)“.
The first launch of residential plots in River View South was announced in June 2023, when plots were given through an application ballot. This is the second launch of limited residential plots, which can be booked directly from the DHA Office.
Residential Plot Prices & Payment Plans
DHA is offering these residential plots with a range of payment plans. You can either buy a plot on lump sum payment at the minimum price or avail 1-year, 2-year, 3-year, or 4-year installment plans with higher prices.

How to Book a Plot in River View South?
DHA has announced this new booking of River View South plots through its Marketing Desk. Therefore, you do not need to go anywhere else—just visit the DHA Head Office at the Marketing Desk and proceed with the booking of your plot.
DHA River View South – Current Development Status
DHA has worked wonders in River View South Block. In just 2 years time starting mid 2023, DHA has completed earthworks on a large land area, with some infrastructure development completed on main boulevard and adjoining streets. DHA has also built its main gate and completed the construction of a bridge at its site.
DHA claims to start the process of handing over possession to the members in one year time, while the payment plans span up 4 year. Looking closely at the physical development progress, we can confirm that DHA is likely to start possessions in a year or so.
Is River View South Worth Investing?
River View South is not currently considered a hot investment option due to its location on Adyala road away from populated urban areas of Rawalpindi. As the location is primarily a rural or rather a peri-urban area that requires a long time to be properly livable & needs lots of developments including better accessibility.
DHA is working on its internal road network that would connect existing DHA Phase 4 with River View North & South Block, bypassing travel on Adyala Road. It is going to take a couple to years for this entire connectivity plan to be fully operational, along with the most important connectivity to Rawalpindi Ring Road that would change the entire scenario for River View South.
For residence, it seems to be taking a long time before you can consider building your home in River View South. In terms of investment, this is still an attractive, yet long term investment opportunity due to its proximity to Rawalpindi Ring Road that would be a game-changer for this desolate rural outskirt of Rawalpindi.

DHA River View South’s new booking is a good option for long-term investors, but not the most attractive deal for those looking to buy a plot for early home construction. You may get early possession while still continuing with your installment plan, but possession alone will not suffice until better road access and basic living amenities are available within the community.
