DHA Quetta has launched the Early Bird Zarghoon scheme in Sector A4; thats a rapidly development area of the scheme where possessions are expected within a year. This scheme comprises 10 marla residential & 4 marla commercial plots offered at highly attractive prices with a flexible 3-year installment plan.

Early Bird Zarghoon (EBZ) plots are offered through computerized ballot of applications, so interested individuals can either apply online for residential or commercial plots at the official website, or get physical forms from DHA Quetta offices across Pakistan. A non-refundable processing fee will be payable along with the application to participate in the ballot.

Eligibility & Application Process

Below is the eligibility criteria for applying in Early Bird Zarghoon Scheme:

  • Every Pakistani with a valid CNIC/NICOP is eligible to apply.
  • Applications can be submitted through online portal or physically at DHA Quetta offices across Pakistan.
  • Each application is considered as a single entry, individuals can submit multiple applications.
  • Ballot fee can be paid online or at the scheduled banks through bank challans.
  • A copy of CNIC/NICOP and proof of payment (slip or screenshot) is mandatory.
  • Transfer of successful applications is allowed until 28 July 2025, subject to applicable transfer fees.

Terms & Conditions

  • Down Payment Deadline: 30 July 2025 to qualify for the location ballot.
  • Installment Policy: 12 quarterly installments begin after August 2025.
  • Late Payment Surcharge: 0.06% per day on overdue amounts.
  • Default Clause: 3 consecutive or 4 total missed installments lead to cancellation and refund with a 20% deduction.
  • Surrender Policy: 10% of total price plus dues are forfeited; remaining refund is subject to approval.
  • Relocation Clause: DHA reserves the right to relocate/adjust plots due to planning. Grievances may be addressed to the DHA Grievance Committee.
  • Exclusions: Plot price excludes registration, utility, tax, NOC/NDC, and possession charges. Transfer fees apply for successful transfers.
