master plan for Rawalpindi

News: Rawalpindi Development Authority (RDA) has informed the press that it is working on the preparation of a master plan for Rawalpindi District for the next 25 years. RDA and local government are working in collaboration to devise Rawalpindi’s master plan.

Chairman Rawalpindi Development Authority, Saif Anwar Jappa, announced that the authority is working with the local government to create a master plan for Rawalpindi City effective for 25 years. The master plan of Rawalpindi will include developments in all parts of the city. Furthermore, the individual land area will be assigned for the development of housing societies as well as industrial areas and central business districts. Chairman RDA stated, that no industry, business, or housing society will be allowed to stop out of the granted premises.

The master plan of Rawalpindi will also constitute the rural areas of the city, the protection of agricultural land and green areas will be preserved in this master plan for the production of crops and contribute to the environment. Furthermore, Chairman RDA directed the officials of the authority and local government to also take feedback and suggestion from the public to develop the Peri-Urban Structure Plan. Moreover, similar to Islamabad, RDA also plans to introduce zoning in Rawalpindi City.

It is worth mentioning that Rawalpindi Development Authority is working to develop this master plan for the past 2 to 3 years, but the development pace is rather slow. An RDA official also added that delays in the development of the master plan of Rawalpindi have allowed the owners of different housing schemes to construct structures and roads without approval. He further stated that the civic body has also failed to regulate numerous housing projects due to a lack of interest, funds, and attitude.

He also said that the majority of housing schemes in Rawalpindi are developing in smaller land areas, therefore, there are not sufficient spaces for educational institutes, healthcare centers, parks, and graveyards. This will create problems for future residents of such housing societies. Moreover, there are certain regulations for housing society specified by Rawalpindi Development Authority including:

  • Sewerage treatment plant
  • Water filtration plants and purification systems
  • Water, gas, and electricity supply
  • Area reserved for greenery and plantation

There are only a few housing schemes following the criteria of RDA, the chairman also ensured, that certain steps will be taken against such housing societies. The absence of a master plan is considered the major reason behind these violations.
