Future Developments Holdings (Pvt) Ltd. (FDHL) has announced a new construction incentive policy for plot holders in Capital Smart City Islamabad. The policy entails that the plot holders in selected sectors of the developed blocks will receive a special discount on development charges, subject to the start of construction of their house or commercial plaza within the specified time period. This incentive is meant to encourage the members to take a step and turn their plots into homes, so that a proper living environment can be established in the scheme.
The construction policy has come into immediate effect with a deadline of 30 September 2025. It means that the members will have to start construction of their buildings before this date in order to be eligible for the discount. Those members who have not paid their development charges will have to pay less, and those who have cleared their charges already will receive the discounted amount, subject to following the policy.
Following blocks and their corresponding sectors are included in the construction policy:
- Overseas Prime Block – Sectors A, B, C, D, E, F, G, H (partially)
- Overseas Central Block – Sectors A, B, E, G, H, K (partially)
- Overseas East Block – Sectors A, B, C, D, E, F, G, H, J, K (partially)
- Executive Block – Sectors B, C (partially)
For Overseas Prime Block:
Capital Smart City offers 70% discount on development charges to those members of Overseas Prime Block who start construction before 30th September 2025.
In case the development charges are paid already, you will receive 70% refund in the following manner:
- 30% refund after foundation work completion (within 3 months)
- 40% refund after full construction and occupancy before 31st December 2026
For Overseas Central & Executive Blocks:
Capital Smart City offers 50% discount on development charges to those members of Overseas Central & Executive Blocks who start construction of their buildings before 30th September 2025.
In case a member has paid full development charges already, they will receive 50% refund in the following manner:
- 25% after foundation work (within 3 months)
- 25% after full construction and occupancy by 31st December 2026
For Overseas East Block:
Since Overseas East Block is the first developed block of Capital Smart City that received possession many years ago, and a large number of smart villas have already been built in this block, the society is offering a 25% discount on development charges to those members who start construction of their homes or plazas before 30th September 2025.
As most members in Overseas East Block have cleared their development charges already, they will receive the 25% refund in the following manner:
- 10% after foundation work completion
- 15% after full construction and occupancy before 31st December 2026
Important Notes
- The construction policy is only applicable to the above-mentioned blocks and sectors
- Those who have paid development charges already will get refund from the society
- Construction must begin by 30th September 2025 and be completed with occupancy by 31st December 2026
