
Islamabad: The management of the Intelligence Bureau Employees Cooperative Housing Society (IBECHS) has officially released a new notification regarding the revision of transfer fees for properties in Gulberg Islamabad (Gulberg Greens and Gulberg Residencia).
According to the notification dated November 29, 2025, the new fee structure is based on the DC Rate of the properties. These changes have come into effect starting December 1, 2025.
Key Updates at a Glance
The society has categorized fees based on whether the plot is Developed or Non-Developed, and has introduced a distinct slab for Family Transfers.
- Normal Transfer Fee: Calculated at 1.5% of the DC Rate.
- Family Transfer Fee: Calculated at 0.75% of the DC Rate.

Below is the breakdown of the new transfer charges for popular plot sizes in Gulberg Residencia and Gulberg Greens:
1. Residential Plots (Gulberg Residencia)

- Commercial Plots (Gulberg Residencia & Gulberg Greens): Transfer Fee is 1.5% of DC Value.
- Shops/Offices: Rs. 250 per sq. ft (Developed) / Rs. 125 per sq. ft (Non-Developed).
- Flats/Apartments: Rs. 125 per sq. ft (Developed) / Rs. 52.5 per sq. ft (Non-Developed).
Charges for Constructed Properties
For properties with existing structures, additional charges apply on top of the standard plot transfer fee:
- Residential Constructed House: Total Covered Area × Rs. 25 per sq. ft + Plot Transfer Fee.
- Commercial Constructed Building: Total Covered Area × Rs. 200 per sq. ft + Plot Transfer Fee.
Note: All members are advised to deposit the relevant fees into the Society Accounts along with transfer/family transfer documents.
