Capital Smart City has issued a strict Location Cancellation Notice and policy update for members who have failed to clear their outstanding dues despite repeated reminders. In a decisive move to streamline the record of delivered blocks, the management has announced immediate cancellation for defaulters and set a final deadline for others to save their plot locations.
The management has issued official notification Ref: FDHL/S&M/08/26/0955, stating that properties in delivered blocks with low payment percentages are being cancelled immediately, while a final relief option is given to others until February 2026.
This policy specifically applies to the blocks that were delivered between two and five years ago, including Overseas East, Executive One, Overseas Prime 1, Lake View Commercial, Overseas Central, and Harmony Park. Despite multiple incentives offered in the past, a significant number of members have not cleared their dues, leading to these strict measures.
Policy for Members with 60% or Less Payment
The management has taken a zero-tolerance policy for files where the total payment made is equal to or less than 60% of the land cost.
- Immediate Cancellation: All properties with ≤60% payment have had their locations cancelled immediately.
- Settlement: Any further settlement of these properties will be handled strictly in accordance with the previous office notification (No. FDHL/S&M/08/25/0952 dated Dec 10, 2025).
Deadline for Members with More than 60% Payment
For members who have paid more than 60% of the land cost, Future Developments Holdings (Pvt) Ltd. (FDH) has provided a final opportunity to clear full outstanding dues, including Land Cost, Development Charges, and Prime Location Charges.
The deadlines and waivers are as follows:
- Deadline 1 (14 February 2026): Members must clear full outstanding dues by this date. While no discount is offered, 100% of the surcharges will be waived off.
- Deadline 2 (16 Feb – 28 Feb 2026): Members can deposit remaining amounts with a 50% waiver on surcharges.
- Final Cancellation (28 February 2026): If the outstanding amount is not cleared by this date, the location will be cancelled immediately without further notice.
Special Relief Option (Postdated Cheques)
To further facilitate members who require a few additional months, a special courtesy option is being offered.
- Condition: If the Outstanding Land Cost is fully paid by 04 February 2026.
- Relief: The remaining Development Charges can be paid through postdated cheques:
- 1st Cheque: Dated 14 February 2026
- 2nd Cheque: Dated 14 March 2026
Under this arrangement, no surcharges will apply. However, this option is strictly valid only if the land cost is cleared by the 4th of February.
