Islamabad: The Defence Housing Authority (DHA) Islamabad-Rawalpindi has announced a significant relief measure for members of Phase III, specifically those holding files in the Ex-NPCHS (New Pindi Cooperative Housing Society) sector.
In a recent notification, the authority introduced a 10% discount on the lump-sum payment of Additional Development Charges (ADC). This exclusive offer is valid immediately and will remain effective until 31 December 2025.

Understanding Ex-NPCHS & Development Charges
The “Ex-NPCHS” refers to the area previously known as the New Pindi Cooperative Housing Society, which was merged into DHA Islamabad Phase III.
Recently, DHA has accelerated development in these merged sectors (such as Sectors K, K-1, and L), leading to the issuance of Additional Development Charges (ADC) to cover the costs of infrastructure, utilities, and road networks.
Additional Development Charges:
The additional development charges amount varies depending on the specific plot size (e.g., 5 Marla, 10 Marla, or 1 Kanal) that are payable through installments. This limited-time discount offer is quite attractive for existing members as they can clear their dues by end of December while saving a substantial amount.
Purpose: The additional development charges differ from the initial cost of land and are strictly for development works (electricity, sewerage, carpeted roads).
Why the Discount Matters: For a member owing PKR 1,500,000 in charges, this 10% discount translates to a substantial saving of PKR 150,000.
How to Avail the Discount
Members are advised to check their individual plot statements for the exact outstanding amount of development charges. To avail of the discount, the total ADC must be cleared in a single transaction before the deadline.
