I’m planning my real estate investments for 2026 and want to know which property types are expected to perform best. Should I focus on plots, files, commercial shops, or apartments for maximum returns?
The market dynamics are always changing, so I’m looking for forward-looking advice. Which of these options offers the best balance of growth potential, liquidity, and risk in the coming years?
In my view, the best order for 2026 is: shops first, apartments second, plots third, files last.
Shops come first because they have the strongest rental potential when location is right. A good shop in an active market can give regular income and also appreciate well if the area stays busy. Apartments come next because they are practical, easier to rent, and useful in almost every market condition. They may not always explode in price, but they are easier to understand and easier to hold.
Plots are still good, especially for long-term land safety, but they do not give income while you hold them. That is why I would put them after shops and apartments. Files come last because they are the most uncertain. A file can make money, but it is more speculation than property until it turns into something real. The only time files become more acceptable is when they belong to a stronger and more dependable setup like DHA, but even then they are still not equal to actual land.
