Yes, they can be very good, but only when the basics are right.
A good commercial unit in a proper mall, a strong plaza, or even a hotel apartment project can give solid rental income and good value growth. The reason is simple: if footfall is real, legality is clear, location is prime, and the builder has a decent background, then rent usually stays healthy and maintenance headache is much lower than many other property types. That is why commercial real estate is getting more attention now.
But this does not mean every mall project is a good investment. If the project is in a weak location, the builder is only selling brochures, or the building has no real demand, then even a beautiful mall can become dead inventory. So the right answer is yes, mall investment is worth it, but only in legal, prime, active projects where rental demand is actually likely to come. If budget is limited, then a good installment-based entry in a strong project can also work very well.
