Which farmhousing schemes in Islamabad are reliable for a family home?

I’m planning to buy a farmhouse in Islamabad for my family. We want a place that’s peaceful and has good security, but also not too far from the city for convenience. I’ve heard about a few schemes but I’m not sure which ones are genuinely good and have all their legal approvals in place.

My main concern is finding a scheme that offers a good lifestyle for a family, with proper utilities and a clear title. What are the best options currently available in Islamabad for farmhouses, and what should I look out for before making a decision?

For a family farmhouse near Islamabad, I would suggest looking at this decision from legal safety first, lifestyle second, and investment return third. Farmhouse land can be very attractive, but it is also one of the areas where buyers need to be extra careful because many projects are marketed as “farmhouse schemes” without clear approvals, land possession, or proper title.

Below are some best farmhouse options in and around Islamabad:

For a safe and family-oriented farmhouse option, Gulberg Greens is one of the strongest choices. It is a proper farmhouse scheme, has a developed environment, better access from Islamabad Expressway, and is more suitable for families who want peace without being disconnected from the city.

Its biggest strength is legal confidence. CDA lists Gulberg Greens Farm Housing Scheme with approved LOP and issued NOC, which makes it one of the safer options in Islamabad’s farmhouse category.

For lifestyle, Gulberg Greens offers wider roads, proper planning, better surroundings, and a more established farmhouse community. The downside is that prices are higher compared to outer farmhouse locations.

2. Multi Residencia & Orchards by MPCHS

Multi Orchards / Multi Residencia & Orchards is another option worth considering, especially for buyers who want larger land at a comparatively better price. It is developed by MPCHS and is known for farmhouse-style living with 5 kanal and 10 kanal options.

This is better for buyers who are comfortable being a little farther from central Islamabad but want more space and a peaceful environment. Before buying, verify the latest approval, possession status, dues, and exact plot location directly from the society and relevant authority. Some public sources mention TMA approval, but for a serious purchase, the buyer should personally verify the NOC and land status before token payment.

3. Naval Anchorage / Naval Farmhouse Options

Naval-related societies are often considered more secure because of better management and controlled community living. However, the exact project name matters a lot.

CDA shows Naval Anchorage as approved with NOC issued, but CDA also lists Pakistan Navy Farms, Simly Dam Road with cancelled LOP and NOC not issued. So do not buy only because the word “Naval” is attached to the project. Verify the exact scheme, exact block, transfer process, and approval status before making any decision.

4. Lakeshore City Near Khanpur Dam

Lakeshore City is more of a scenic lifestyle and weekend-home option near Khanpur Dam. It can be attractive for families who want natural surroundings, views, open space, and a resort-style farmhouse environment.

However, it should not be confused with central Islamabad farmhouse living. It is outside the main Islamabad urban belt, so the legal authority, land jurisdiction, access, utilities, and long-term maintenance should be checked carefully. Public marketing sources mention TMA Khanpur approval and WAPDA-related approval, but before buying, verify the documents directly from the relevant authority and do not rely only on sales material.

Private Farmhouse Land Around Rawalpindi and Islamabad

Apart from housing schemes, many people also buy private land for farmhouses on Adyala Road, Chakbeli Road, and Simly Dam Road. This can be a good option if your main priority is actual land ownership.

The advantage here is that if the land has proper registry and intiqal, you become the rightful owner in the government revenue record. This is often stronger than buying only a file in an undeveloped or unclear scheme.

4- Physical possession and boundary

If you want a scenic weekend farmhouse near water and hills, then Lakeshore City can be attractive, but it should be treated more as a lifestyle/vacation investment rather than a central Islamabad farmhouse.

For pure land ownership, private land on Adyala Road, Chakbeli Road, or Simly Dam Road can also be good, but only where registry and intiqal are clean and possession is available.

Do not make the decision only on beauty, location, or payment plan. In farmhouse investments, the most important thing is legal title. Buy only where either the scheme has clear approval and transfer process, or the private land gives you clean registry and intiqal in government record.
