I’m an end-user looking to build a house in a premium society in Islamabad and have been considering DHA Margalla Enclave. Its location on Kuri Road, next to Margalla Hills and near Park View City and Bahria Enclave, is very appealing. I understand development is in full swing and possessions are expected within a year, which aligns perfectly with my timeline.
However, I’m aware that plots here are considered expensive. My budget allows for a residential plot, but I want to ensure that the “within a year” possession timeline is realistic and that there won’t be unexpected delays or additional development charges that could strain my finances. What should I specifically verify regarding the possession status and any hidden costs before making a purchase?

Margalla Enclave is undoubtedly the best residential project in CDA Zone 4 Islamabad with seamless connectivity to Park Road. This location is already quite attractive due to margalla hills botanical garden , and natural beauty and serenity of this area. Neighboring schemes like park enclave, bahria enclave and park view city are already considered highly attractive living areas.
Regarding your question, DHA is definitely announcing possessions, particularly in ME-3 this year, and maybe Lake District also which is a small central block next to artificial lake and 300ft wide Jinnah Avenue.
It is an expensive project, but still it is worth buying if your pocket allows it. DHA will not implement any additional development charges, however you have to be ready to pay higher premium above actual payment plans offered by DHA + applicable taxes. Moreover, you will need to pay possession charges before you are allowed to start construction on your plot. So keep your budget high, and it will be your premium address in Islamabad.
