
DHA Islamabad is all set to launch its premium commercial plots in the Margalla Orchards Housing Scheme. DHA has already put up on-site signage stating “Margalla Orchards Commercials — Coming Soon,” which is the first official cue from the Authority at the project level. The project itself is a joint venture between DHA, FGEHA, and SCBAP, with residential plots measuring 10 marla, 14 marla, and 1 kanal already launched under the quota of FGEHA & SCBAP.
Brief Background of Margalla Orchards
DHA joined in last year as the development partner of the then “Park Road Housing Scheme,” and rebranded it as “Margalla Orchards”. This changed the trajectory of a scheme that was struggling with land issues & numerous other development hurdles. DHA streamlined the land acquisition process, and thousands of kanals of land were cleared in the past year.
DHA also initiated development work over the entire land to do the initial earthworks and put up a boundary around the society to consolidate the land acquisition process. Full-fledged development is yet to start; however, there is visible change in the development situation of Margalla Orchards today vs a year ago in 2024.
Expected Launch Plan & Plot Sizes
This new development about the upcoming commercials confirms the earlier market assumptions after the JV that DHA will take all commercial plots of Margalla Orchards in this deal. DHA will design & launch the commercial areas across the entire scheme, not at once but likely in phases. The first launch of commercials is expected in the next couple of weeks.

As can be seen on the existing master plan of Margalla Orchards, the commercial areas are shown as blue rectangles, meaning the commercial area is yet to be designed. Once the official launch of commercials is announced, DHA will share the revised master plan with actual plot sizes and the layout plan of commercial areas.
As regards the sizes, there could be 4 to 5 marla mini commercials, and 8 to 10 marla regular commercial plots, which are usually considered low-rise commercial options, whereas the bigger high-rise commercial plots may be given to builders & developers through auction.
Expected Prices & Plan
As regards the expected prices, normally the prices at this location should range around 1 crore to 1.5 crore per marla. However, as we have seen the recent commercial launch in Margalla Enclave, where prices were set at 2 to 3+ crore per marla for limited commercial plots, we can expect a higher price for upcoming commercial plots in Margalla Orchards.
Given the current development progress in the society, the plots will be offered with a 2 to 3-year installment plan. The actual investment value can be determined only after we see the official prices, as much higher prices at this stage will certainly take away the charm of investment.

The commercial launch will be a big leap forward for Margalla Orchards Housing Scheme.
