Why Cracks Appear in Houses: The Importance of a Plinth Beam

This video highlights a crucial construction tip to prevent cracks in newly built houses. The expert explains the vital role of a plinth beam in a building's foundation, noting that the entire structural load of the building ultimately rests upon it. If a house is built on weak, loose, or shifting soil, there is a high risk of the building settling over time. Without a proper plinth beam, this foundation settlement inevitably leads to dangerous cracks forming in the walls.
To prevent this structural failure, the expert strongly advises installing a continuous plinth beam to evenly distribute the load and stop uneven settlement. In the specific project demonstrated, the builders plan to pour a 9-inch thick plinth beam over the brickwork. Following this, a 3-inch thick Damp Proof Course (DPC) layer will be laid directly on top to block moisture. Bypassing the plinth beam is a major construction mistake that should be avoided.
