Is it safe to invest in pre-launch projects?

There are so many new societies launching with attractive installment plans. But I’m worried because pre-launch projects usually don’t have NOCs or full land ownership. Has anyone here invested in a pre-launch project? Is it safe or too risky?

Well it is not always safe to invest in prelaunch projects. Though such deals may look attractive due to low prices, discounts and flexible payment options, but there are many legal complication that you need to consider first before accepting such offers.

1- Prelaunch project often are not approved so they are illegal.

2- Prelaunch projects normally do not ownership of complete land, usually they are in the process of land acquisition or planning stage when they announce such offers to collect funds.

3- There is no official verification of the project specifications which they may share with you.

4- Even if the developers have applied for approvals, you can't be sure that the project will be approved and it will go as per the plan.

There are so many other complications and hidden issues with the pre-launch offer that you cannot blindly invest only because of the price factor.

Normally people invest in prelaunch offers of those developers which are renowned in the market, and who have delivered many projects in the past so their reputation and trust can be one factor but this doesnt guarantee that the project will be completed and get delivered on time.

Even reputable developers have had issues of delays due to delays in land acquisition and approvals.

We have example of faisal residenica in E-17, where developer has good reputation and they have delivered many projects successfully in the past but faisal residencia couldnt get approval till date after lapse of about a decade and its members had to suffer. The developer offered adjustments and refunds later to those members but the project couldn't be delivered.

Therefore, the only safe way to invest is after a project gets NOC from relevant authorities so that you don't have to face complications.
