Gulberg Islamabad Market and Price Update for January 2015

Current situation is quite positive as development work is speeding up towards completion in various blocks of Gulberg Greens and Gulberg Residencia.

4 kanal, 5 kanal and 10 kanal farm houses in gulberg greens are ready for possession in blocks A, B, C and Executive. You can start construction of your farm house right after the purchase.

Possession is being given to all developed blocks of Residencia i.e. Block E, Block F, Block G, Block J and Block I.

Construction of Masjid-e-Hamza and Masjid-e-Aisha has already started.

Gas pipelines have been laid and the supply will be commenced within 2 to 3 months.

Underground electrification, security systems and construction of boundary wall have been started.

Prices of residential plots of residencia have been revised by Star Marketing, and new plots are expected to be launched soon at the following prices:

Balloting of files without numbers is expected by March-April of this year 2015.

Society Elections are being held on 28th of January 2015 and same management committee is expected to continue after elections.

Files without numbers will be adjusted in current blocks and revised map will come out soon this year after balloting.

New 5 marla plots will be launched very soon and the revised map will have 5 marla category of plots as well.

Apartments have been launched for IB employees, which are non-transferable for 10 years, but if you purchase the file from any IB employee and pay full amount in advance to the society, it can be transferred to your name.

Location of apartments will be close to initial blocks where some area is kept as reserved area for future use.

Investors have started purchasing plots in all blocks of Residencia, since they perceive the market prices will improve after the revised map comes out and new bookings are launched at higher prices.

    May ending and still no news on the balloting. Next we will hear from property dealers is that it will be after Bedget, or after Ramazan or after Baqar Eid. Hearing it for the last 3 years.

    dear admin i just want to know some plot are not on map for A block kindly update me these plot has same worth like other old plot in block A?

    • Dear Mr. Amir,

      Current map will be extended and more plots will be added. Those plots are slightly cheaper due to unknown location on new map, but that will be same block, so there is not much issue. If you go for file without number & block, its future value will depend on location after balloting. Still, price will increase in any case, whether you get plot in P or T, or in initial blocks.
