Gulberg Homes – 7 & 10 Marla Double Storey Villas in Gulberg Residencia
Gulberg Homes is a new project of 7 marla and 10 marla double storey luxury villas in Gulberg Residencia Islamabad. The project is sponsored by Land Empire (pvt) Limited, while UPDL is the consultant and architect of this project. Gulberg Homes offers double unit double storey villas on 2 years and 3 years installments plan with just 15% down payment. There are also some villas of 1 kanal being offered in Gulberg Homes, however we do not have its payment plan and layout plans with us.
There is no exact information available as to the exact location and number of villas available in this project, however we can expect the location to be in block I, Block F as well as in block E, which are the developed blocks with possession of plots.

As you can see on the floor plan given above, each floor has 2 bedrooms with attached baths, kitchen and tv lounge, so two small families can easily accommodate in these homes. This is a general plan given for 7 marla homes, however 10 marla, and 1 kanal homes may have different layout plan which are not available to us.
Booking in Gulberg Homes is available on first come first served basis. On the newspaper advertisement, they have given 15% down payment, while in the actual payment plans, they have mentioned 20% down payment and separate payment schedules for 2 years and 3 years installment plan. If you want early possession, you can pay 50% amount in advance and pay remaining amount within one year to get possession.

Exact prices of 1 kanal villas are not available, however the 15% down payment of 50 lacs advertised by the builders would make it around 3 crore or so. You can apply the same break-up of payments for 1 kanal villas also to understand its payment plan.
