Bahria Orchard Phase 8 Rawalpindi Plots Booking Launched

Bahria Town has launched new booking of 5 and 10 marla residential plots in Bahria Orchard (former Bahria Residencia) located near sector F Bahria Town Phase 8 Rawalpindi.

Earlier, the location of residencia was planned near awami villas 3 and it had just 1 kanal residential plots but no physical existence of residencia was there on ground. Now, Bahria Town has launched Bahria Orchard right next to sector F4 which consists of 5 Marla, 10 Marla and 1 kanal residential plots. 1 kanal plots are not up for sale since those is reserved for adjustment of former residencia plots.

Some plots of 5 and 10 Marla are reserved by Bahria Town where some project of villas is expected to be launched soon.

Considering recent launches of bahria town, this is one of the cheapest launch with 2 year payment plan. So, it is a recommended investment option in Bahria Town Phase 8 Rawalpindi.

10 marla plot price is 27.50 lac rupees with 8.50 lac down payment and remaining in 8 quarterly installments of 2.375 lac each.

1 Kanal plot price is 45 lac rupees with 15 lac down payment and remaining in 8 quarterly installments of 3.75 lac each.

Today was the last day of the time given by Bahria Town to its agents to submit payorders so all payments have been submitted to Bahria Town today.

More than 90% plots have been booked and 10 Marla general plots are finished. Categories are selling at profit.

From now onwards, pay orders will not be accepted and all payment will be cash.

There are only a few 5 Marla general plots available which may be all booked by tomorrow.

This project got immense response from general public especially due to its location and booking prices. If you have not been able to book plots yet, you have not much time left now. So, hurry up and get your plot today.

You can expect some profit in booking from today onwards as demand is still there but options are almost finished.

There is still much demand for Bahria Orchard plots in the market as there were limited options available and potential buyers were more.

Now they have no option but to buy on profit as 5 marla general plot is selling for around 1 lac profit and category plots are selling for around 2.5 lac profit.

Similarly, 10 marla general plot is selling at 1 lac profit and category plots are selling at around 3 lac profit.

Since two year installment plan is quite affordable for many potential buyers, so profits can go further up by next few days.

Update 15th October: New Cutting of Bahria Orchard 5 and 10 Marla Plots Launched

Bahria Town has launched new cutting of 10 marla residential plots in Bahria Orchard near sector F-2 Phase 8 Rawalpindi. These plots have better location as compared with older location which lies next to sector F-4. However, that's the extension of same block which extends from sector F-2 towards sector F-4.

Prices of new plots are little higher than older launch, however there is no significant difference. You just need to pay 1 lac extra for each size of plot.

5 marla plot costs 17.5 lacs with 5.50 lac down payment and remaining in 2 year quarterly installments of 1.50 lac each.

10 marla plots cost 27.50 lac with 8.50 lac down payment and remaining in 2 year quarterly installments of 2.375 lac each.

    • Distance from GT road is around 8KM. Profit rate for general is around 1 lac and for category is around 2.5 to 3 lacs.

    okay so when is the possession and what makes you guys so sure that its not fraud just like BT Lahore Sector F. Where installments were complete in Feb 2015 and still nothing on ground.

    • Well sector F was a whole new sector where there were only files without location. Here it is a small block with map and plot numbers already given and development work already going on there.

    A bit confused, is bahria orchard is part of phase 8 (within phase 8) or outside. Someone told me that after buying just a residential plot the owner is liable to pay the service charges every month!!! Is that true?

      This is part of Bahria Town phase 8 Rawalpindi.

      Service charges or non-utilization charges apply on plots with possession, not on non-developed plots.

    • Bahria claims to handover possessions by 2 to 2.5 years. Since development work is already going on already, we can expect that this area will be ready by 2018 or so.

    Its very very risky to invest in Bahria’s on going projects. Dont expect something good since Malik Riaz is hesitant to invest in punjab.
